BE IT RESOLVED BY THE CITY COUNCIL OF IOWA CITY, IOWA, that a Dancing Permit as
provided by law is hereby granted to the following named person and at the fOllowing

DIREGrING CITY CLERK TO PUBLISH NOTICE OF SAID HEARING. AND DIREGrING
THE CITY ENGINEER TO PLACE SAID PLANS ON FILE FOR PUBLIC INSPECTION
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF IOWA CITY, IOWA:
1. That a public hearing on the plans, specifications, form of contract, and
estimate of cost for the construction of the above-named projeot is to be
held on the 24th day of November, 1992, at 7:30 p_m. in ths Council
Chambers, Civic Center, Iowa City, Iowa.
2. That the City Clerk is hereby authorizsd and directed to publish notice
of the publio hearing for the above-named proposal in a newspaper published
at least once weekly and having a gensral circulation in the City, not less
than four (4) nor more than twenty (20) days before said hearing.

Civic Center Main Lobby Remodeling Project
I would request that the public hearing for the above-noted project be set for
November 24th instead of November 10th as indicated on the agenda. The reasons
for requesting this postponement are as follows:
1) Certain equipment proposed by manufacturers for inetallation in the
remodeling had dimensional and access differences from those originally
designed, therefore requiring reworking the architectural design,
2) Additional heating, cooling and lighting requiremente dictate the need for
extra engineering time,

BACKGROUND:

The preliminary plat and OPDH plan for Walnut Ridge was spprovsd on Janusry 8, 1991.
Finsl plats and OPDH plsns wsre subssquently approved for Parts 1 and 2 which include lots
1-20: Ths streets and other infrastructure for thsse lots sre currently in place. Ths applicant
is now requesting final plat approval for Part Three, including lots 21-33. Administrative
OPDH plan approval has also bsen requested from staff.
The preliminary plat for Walnut Ridgs expired on July 8, 1992. Therefore, the applicant must
slso requsst preliminary plat spproval.
ANALYSIS:
Ths final plat as submitted is in gensral complisnce with the previously approvsd preliminsry
plat. There are minor changes in the configuration of lots 21 and 22 with the addition of
Outlot G along ths southeastsrn borders of thsse lots. The lot lines of some of the othsr 19ts
have also bssn slightly reconfigured. A copy of the prsviously approved preliminary plat is
attsched for comparison. Staff visws thsse revisions as being insignificant and finds ths final
to bs in gsneral complisnce with the preliminary design.
Construction plans snd legal pspsrs hsvs not bsen submittsd. Thsse must bs submittsd in
ordsr to allow adequste staff review of the final plat. The plat also contains minor
deficienciss snd discrepancies listed at the end of this rsport.
STAFF RECOMMENDATION:
Stsff recommends thst the finsl plst of Wslnut Ridge, Part Thrse be dsferred. Upon resolution
of the delicienciss and discrspancies Iistsd below, stsff recommsnds that the final plat of
Walnut Ridge, Part Thrse, be spproved subject to staff approval of construction plans and
legel documents prior to City Council consideration.

RESOLUTION CONVEYING, BY QUIT CLAIM DEED, A PORTION OF VACATED
MAIDEN LANE AND A PORTION OF LOTS 3 AND 4 OF COUNTY SEAT
ADDITION TO IOWA CITY, IOWA, AND ALLEYS LOCATED IN BLOCK FOUR,
LYON'S FIRST ADDITION, IOWA CITY, IOWA TO CAPITOL IMPLEMENT
COMPANY, AS A CORRECTIVE LEGAL ACTION.
WHEREAS, on Ssptembsr 29, 1992, the City Council declared its intent to ccnvey a portion
of vacatsd Maiden Lane and a portion of Lots 3 and 4 of County Ssat Addition to Iowa City,
Iowa, and also allsys located in Block Four, Lyon's First Additicn, Iowa City, Iowa to Capitol
Implemsnt Company, as s corrective Isgal action; and
WHEREAS, after publication of notice and public hearing held Octobsr 13, 1992, certain
portions of Maidsn Lans, togethsr with illlsys locsted cn Block Four, Lyon's First Addition,
Icwa City, Iowa were vacatsd, October 27,1992, Ordinance NO.92-3553as a ratification of
sarlier City procssdings and as a corrsctive Isgal action; and -
WHEREAS. after publication of notice as rsquired by law. and after public hearing on the
convsysnce hsld October 13, 1992, the City Council finds that the propossd convsyancs as
set forth in the quit claim deed snd as a corrective legal action is in ths bsst interest of ths
City of Iowa City and in conformance with the legal titls standards of Iowa.
NOW, THEREFORE. BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF IOWA CITY.
IOWA that:
1. Ths Mayor and City Clerk are hsrsby suthcrized to execute and attest ths quit claim
dsed attached hsrsto. ccnveying certain portions of vacated Msiden Lane. togethsr
with portions of Lots 3 and 4 of County Seat Addition to Iowa City, and slleys locsted
in Block Four, Lyon's First Addition, ss a corrective Isgal action. said convsyance to
bs made to Capitollmplsment Company.
2, The City Council finds that the convsysnce hers in is designed as a correctivs action
only snd to ratify prior attsmptsd convsyancss by ths City, thsrsby sliminsting clouds
on the titls to ths Capitollmplsmsnt propsrty.
3. The City Attornsy is hsrsby authorizsd to delivsr said quit claim dssd to Capitol
Implsmsnt Company. and to carry out sny furthsr rsquiremsnts undsr Iowa Isw.
