The entire area would produce much needed tax revenue, bonnficial to all of Iowa City. 2. There is a definite need for another grocery store in the North side area; the nearest store to the South is, nearly one mile away, and to the ` North, many miles. 3. Planned area development would allow for the building to be located a greater distance from the hiehwny. A large part of the now commercial area is drainage area, and fill, ^`' '•`. probably best suited for beautification and parking. (t 5. The original city limits line to the North would be a more reasonable boundary than the line drawn parallel angling with the highway. 6., It would help upgrade an area where we now have many deficiencies. %. The development as planned would not require an Hast -Asst street i which would be required if housing, were developed in the R 2 area. 8. There is sufficient area for an ideal traffic pattern and any traffic controls which may be needed. 10. The zoning in this area is of long standing and no development i� ,','.'! The purpose of this Ordinance is to regulate the location of adult businesses in Iowa City. SECTION 2. AMENDMENT. Section 8.10.12.A of the Municipal Code of Iowa City is hereby amended by adding the following section: 11. Adult businesses, including but not li- mited to massage parlors and establish- ments which feature nude dancers or mo- dels. Such establishments may not be lo- cated within 500 feet of a tavern or si- milar establishment or another adult bus- iness. SECTION 3. REPEALER. SECTION II. AMIMJIW. Chapter 9.52 of the Municipal Code is hereby amended by adding the following section: Section 9.52.6 Temporary Buildings. A. Temporary buildings shall be exempt from the provision of this Chapter. For the purpose of this Chapter, a tenpo- rary building shall be defined as a struc- ture which shall remain on the site for less than two years and its occupancy or use shall be limited to services which shall be per- formed temporarily for the owner of the site, such as construction. Temporary buildings shall not be occupied by the owner's personnel, or used to conduct owner's business or activity. B. It shall be unlawful to occupy or use the temporary building in violation of this section or to allow the building to remain on the site beyond the two years specified herein. If special circumstances require an extension of the use, the Building Inspector may grant an extension not to ex- ceed six months. SECTION III. REPEALER.
