AN ORDIN4NE ESTABLISHING THE NOM SIDE RESIDENTIAL
AREA AS AN IOWA CITY HISTORIC PRESERVATION U.L DISTRICT,
SAID DISTRICT SHCONSTM E AN OVERLAY ZONE OF
THE ZONING ORDINANCE OF IOWA CITY.
WHEREAS, settlement of the North Side Residential
Historic District described below dates back to the
Original Tan Plat of 1839 and, aWQ other things,
the area is ratable for its terraced hetes and brick
paved streets; and
WEREAS, due to its proximity to the Lhiversity
of Iowa, many key University figures have lived in
this area; and
WEREAS, the City Council finds that the City's
historic, architectural and cultural heritage should
be safeguarded through the protection, enhancement
and perpetuation of a historic district; and
FFERFAS, the City Council firds the Forth Side
Residential Historic District to possess properties
which are significant to the history, architecture
and culture of Ione City; and
Mum. after extensive public meetings and
i hearings, many residents of the area have dEm nr
strated their support for establishment of the area
as an historic district.
NOW, THEMORE, BE IT ORD'IIN:D BY THE CITY COUNCIL
OF THE CITY OF IOWA CITY, IOWA, THAT:,
SECTION I. That area of lowe City Wch is de-
S&iFeTlelow and shove on Exhibit A is hereby
classified as the Forth Side Residential Historic
Preservation District.
1. The north half of Blocks 31, 57 and 69, Original
as 'mall City, Iowa (hereinafter referred to
g ), as recalled in the Johnson
County Recorder's Office in Book 1, page 116,
and the north 50 feet of Lot 5, Block 31, Origi-
nal Tan.
2. Blocks 32, 33, 34, 35, 36, 49, 50, 51, 52, 53,
54, 55, 56, 70, 71, 72, 73, 74 and 75; and
Outlots 16, 17, 18, 19, 33 and 34, Original
Torn.
3. Lots 1, 5 and 6 of Colenan's Subdivision of
Outlot 32, Original Town.
4. Bella Vista Place subdivision.
5. Lot 1, Block 76, Original Torn.
6. The south -half, and the Nest -half of the north
half, of Outlot 15, Original Tawe.
7. A tract of land commencing at the northwest
corner of Outlot 16, Original Toon, thence south
139 feet along the Nest line of said Outlot 16;
these rest 80 feet; these north 139 feet;
thence east 80 feet to the place of beginning.

P.M., except the following: Beginning at the
intersection of the East line of Gilbert Street

IN M MWEST ESTATES SUDDIVISION, PMT TWO.
WEREAS, the Final Plat of SoutNest Estates
Subdivision, Part Two, vas approved in July, 1985,
in accordance with a preliminary plat based upon the
City's zoning nap, which shard the subdivided lots
located entirely in the RR -1 zone; and
WHEREAS, after final plat approval it vas discov-
ered that the northern tier of lots extended into
the ID -RS zone try approximately 360 feet; and
4FfRFAS, the applicant seeks to renady this
situation by having the Property rezoned from M -RS
to RR -1 to permit the develop ent of the subdivision
as planned; and
WEREAS, the lots in question are not severable
except by lift station and it is the policy of the
City to discourage the use of lift stations, so Rdt-I
zoning is appropriate; and
WEREAS, the Conprehensive Plan for the City
shows residential land use for this area.
