RESOLUTION NO. 83-52 ^ /
RESOLUTION APPROVING THE AMENDED PRELIMINARY PLAT AND FINAL
PLAT, AND PRELIMINARY AND FINAL LARGE SCALE RESIDENTIAL
DEVELOPMENT PLAN OF WALDEN RIDGE, PARTS 1, 2, 3 AND 4, IOWA
CITY, JOHNSON COUNTY, IOWA.
WHEREAS, the owner, Braverman Development, Inc., has filed with the City
Clerk of Iowa City, Iowa, an application for approval of the amended
preliminary plat and final plat and preliminary and final large scale
residential development plan of Walden Ridge, Parts 1, 2, 3 and 4 located
in the northwest quadrant of the intersection of the proposed Walden Road
and Mormon Trek Boulevard; and
WHEREAS, the Department of Planning & Program Development and the Public
Works Department have examined the proposed amended preliminary plat and
final plat and preliminary and final LSRD plan and have recommended
approval of same; and
WHEREAS, the plat/plan has been examined by the Planning & Zoning
Commission and after due deliberation the Commission has recommended that
it be accepted and approved; and
WHEREAS, the plat/plan is found to conform with all of the requirements of
the City ordinances of the City of Iowa City, Iowa.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF IOWA
CITY, IOWA:
1. That the amended preliminary plat and final plat, and preliminary and
final LSRD plan are hereby approved.
2. That the City Clerk of the City of Iowa City, is hereby authorized
and directed to certify a copy of this resolution to the office of
the County Recorder of Johnson County, Iowa, after passage and
approval as authorized by law.

1. That the City Council consider a proposal to convey to Leroy
E. Muller and LaVera Muller, for $22,500.00, the parcel known
as A-2 located in the Lower Ralston Creek Area.
2. That a public hearing should be and is hereby set to consider
said proposal to convey Parcel A-2, which hearing shall be held
on Tuesday, April 12, 1983, at 7:30 P.M., Civic Center, 410 E.

KNOWN AS A-2 LOCATED IN THE LOWER RALSTON CREEK AREA OF
IOWA CITY AND AUTHORIZING THE ACTING CITY CLERK TO RETURN
THE BID DEPOSIT REQUIRED FOR PARCEL A-2.
WHEREAS, Mark Donnelly's purchase offer on Parcel A-2 located in the
Lower Ralston Creek Area of Iowa City was below the highest bid on
this parcel.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
IOWA CITY:
I. That the City reject the bid to purchase Parcel A-2 and that the
bid deposit submitted by Mark Donnelly be returned by the Acting
City Clerk.

Ralston Crrek redevelopment to be in conformance with the Comprehensive
Plan and Zoning Ordinance, and
WHEREAS, the proposal submitted by Southgate Development CO., Inc. for
Parcel A-3 located in the Lower Ralston Creek Area exceeded the density
requirements for zone in which it is located.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF IOWA
CITY:
1. That the City reject the bid to purchase Parcel A-3 and that the bid
deposit submitted by Southgate Development Co., Inc. be returned by
the Acting City Clerk.

A RESOLUTION REJECTING BRUCE R. GLASGOW'S BIDS ON THE PARCELS
KNOWN AS B & C LOCATED IN THE LOWER RALSTON CREEK AREA OF IOWA
CITY AND AUTHORIZING THE ACTING CITY CLERK TO RETURN THE BID
DEPOSITS REQUIRED FOR PARCELS B & C.
WHEREAS, the City of Iowa City required a minimum bid price, based upon
appraised valuation, for the disposition of parcels Al, A2, A3, B and C
located in the Lower Ralston Creek Area; and
WHEREAS, Bruce R. Glasgow's purchase offers on parcels P & C located in
the Lower Ralston Creek Area of Iowa City were below the required minimum
bids as stated in the bid prospectus for said properties.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF IOWA
CITY:
1. That the City rejects the bids to purchase Parcels B & C and that the
bid deposits submitted by Bruce R. Glasgow be returned by the Acting
City Clerk.
