NOTICE OF PUBLIC HEARING
NOTICE OF PUBLIC HEARING TO CONSIDER AN ORDINANCE
APPROVING THE FINAL PLANNED AREA DEVELOPMENT (PAD)
PLAN OF WALDEN WOOD, PART 1.
Notice is hereby given that a public hearing will
be held by the City Council of Iowa City, Iowa, at
7:30 p.m. on the 20th day of July, 1982, in the
Council Chambers in the Civic Center, Iowa City,
Iowa; at which hearing the Council will consider an
ordinance approving the final PAD plan of Walden
Wood, Part 1, located in the northwest quadrant of
the intersection of Mormon Trek Boulevard and
Rohret Road. Copies of the proposed ordinance are
on file for public examination in the Office of the
City Clerk, Civic Center, Iowa City, Iowa. This
notice is given pursuant to Chapter 362.3 of the
Code of Iowa, 1981.

The applicant is requesting approval of the final plat and PAD, LSRD plan of
Walden Wood, Part 1, i.e., Lot 1 of the two -lot preliminary plat• un�its. aoin�13

"cross-section of the fire lane will be provided on the final plat and designed
to the acceptance of the Engineering Department. A fire lane cross-section has
been provided by the applicant showing a four -foot wide paved sidewalk of two
and one-half inch asphaltic concrete over a four -inch rolled stone or of four
inch Portland Cement concrete. The sidewalk is flanked on either side by a base
of six-inch rolled stone covered by one inch of top soil seeded with grass. Thn.

DEFICIENCIES AND DISCREPANCIES
1. The legal description of the Willow Creek stormwater storage facility
should be shown on the final plat and PAD, LSRD plan. li
2. A 15 foot public walkway easement should be shown for the walkway running
along the north property line.
3. Typical dimensions should be shown for all portions of structures and
driveways.
4. The access easement provided over Walden Court should include provisions
for a watermain easement.
5. Indication should be given that Walden Court is a private drive.
6. The 15 foot stormwater sewer easement located between units 12 and 13
should be noted as private.
7. All legal papers should be submitted prior to action by the Commission and
approved prior to action by the City Council. Included with the legal
I papers should be a waiver of liability to the City regarding potential
damage to Walden Court due to garbage pick-up.
