Notice is hereby given that a public hearing will be held by the City Council of Iowa City, Iowa, at 7:30 P.M., on the 12th day of October, 1982, in the Council Chambers of the Civic Center, Iowa City, Iowa. At this hearing the Council will consider an application submitted by John Sladek for the annexation and rezoning to C2 of 2.5 acres of land south of and adjacent to the Iowa City corporate limits near the intersection of Willow Creek Drive and Highway 1. Copies of the ordinance for the rezoning of this property are on file for public examination in the office of the City Clerk, Civic Center, Iowa City, Iowa. Sladek RR 2, Box 106 Oxford, IA Requested action: Annexation of 2.5 acres and rezoning from County Highway Commercial to C2. Purpose; To develop the property within the corporate limits and acquire city water service. Location: South of and adjacent to the Iowa City corporate limits near the intersection of Willow Creek Drive and Highway 1. Size: 2.5 acres 45 -day limitation period: September 20, 1982 ANALYSIS The 2.5 acres included in this annexation and rezoning request are comprised of two tracts. The northerly tract at the intersection of Willow Creek Drive and Highway 1 is currently occupied by an office building; the southern tract is a little over one acre and is vacant. Both tracts are zoned CH (highway commercial) in the County and the applicant has requested annexation with zoning at C2. The uses which are proposed for the property - continuance of the office use and establishment of an auto sales and repair shop - are consistent with the uses allowed in a C2 zone and with other uses in the area. i The 1978 Comprehensive Plan includes this area within the limits of urban development line and suggests land consumptive commercial uses for this area. The Southwest Area Study, updating the Plan, shows this general area as being used for commrecial uses in the short- and long-range. The Area Study also calls for annexation in the short-range. City sewer is currently available to both tracts of land. With annexation approval, the applicants would wish to obtain municipal water service. 7� I41CROFILIIED 01' JORM MICRO LAB CEDAR RAPIDS DES'LAS I I J f� 2 `~ RECOMMENDATION Since the necessary infrastructure exists on the property in question and the annexation and requested zoning are consistent with the 1978 Plan and the proposed update, the staff recommends that the request for annexation and rezoning at C2 be approved.
