NOTICE OF PUBLIC HEARING
Notice is hereby given that a public hearing will
be held by the City Council of Iowa City, Iowa, at
7:00 p.m. on the 3rd day of June, 2008, in Emma
J. Harvat Hall in City Hall, 410 E. Washington
Street, Iowa City, Iowa, or if said meeting is
cancelled, at the next meeting of the City Council
thereafter as posted by the City Clerk; at which
hearing the Council will consider:
1. A resolution to amend the
Comprehensive Plan to change the land
use map designation from Industrial to
General Commercial for approximately 10
acres of land located north of Highway 6,
east of Scott Blvd. and west of Commerce
Drive.
2. An ordinance changing the zoning from
Intensive Commercial (CI-1) zone to \
Community Commercial (CC-2) zone for
10.08 acres of land located north of /
Highway 6, east of Scott Blvd., and west of
Commerce Drive.
3. An ordinance changing the zoning from
Medium Density Single Family (RS-8)
zone to Planned Development Overlay
(OPD-8) zone for 9.48 acres of land
located south of Olive Ct. and Learner Ct.
and east of Marietta Avenue.
Copies of the proposed ordinances and
resolutions are on file for public examination in the
office of the City Clerk, City Hall, Iowa City, Iowa.
Persons wishing to make their views known for
Council consideration are encouraged to appear
at the above-mentioned time and place.

Re: Conveyance of Peninsula Phase 2A
At your June 3 City Council meeting you have on the agenda consideration of conveyance of
Phase 2A of the Peninsula Development Neighborhood to the Peninsula Development
Company. At your last meeting when you considered the resolution on intent to convey, you
asked for additional information regarding the Peninsula Neighborhood Development
Agreement.
The Peninsula Neighborhood Development Agreement includes a plan for the phased purchase
of the Peninsula Neighborhood property from the City. The City purchased the Peninsula
property in conjunction with construction of the new water treatment plant north of I-80. A
subsequent agreement was executed with the Peninsula Neighborhood Development Company
which set a price for the purchase of the Peninsula Neighborhood development project, to be
constructed in phases according to the development agreement.
The Peninsula Development Agreement separates the total property into four phases to be
purchased by the Peninsula Development Company sequentially. The agreement specifies that
at least 50% of the units in the preceding phase must be sold or under construction prior to the
City conveying the next phase to the Peninsula Development Company.
Phase 1 contains 87 units of which 66 units have been completed. Phase 2 contains 80 units
(63 in Phase 2 and 17 and Phase 2A) of which eight have been completed or are under
construction. Phase 3 contains 56 units. Phase 4 contains 27 units. There are also three outlots
that are outside of an identified phase that may contain up to 150 units.
The phasing plan was devised to assure that the City is satisfied with the quality of the
development prior to transferring the next phase to the Peninsula Development Company. The
purchase price of each phase is set based on the agreed-to original purchase price with interest
paid on the balance owed to the City.

ESTIMATED COST FOR ROBERT A. LEE RECREATION CENTER ROOF MEMBRANE
REPLACEMENT PROJECT IN THE CITY OF IOWA CITY, IOWA
TO ALL TAXPAYERS OF THE CITY OF IOWA CITY, IOWA, AND TO OTHER INTERESTED PERSONS:
Public notice is hereby given that the City Council of the City of Iowa City, Iowa, will conduct a public
hearing on plans, specifications, form of contract and estimated cost for the construction of the Robert A. Lee
Recreation Center Roof Membrane Replacement Project in said City at 7:00 p.m. on the 3rd day of June,
2008, said meeting to be held in the Emma J. Harvat Hall in City Hall in said City, or if said meeting is
cancelled, at the next meeting of the City Council thereafter as posted by the City Clerk.
Said plans, specifications, form of contract and estimated cost are now on file in the office of the City Clerk
in City Hall in Iowa City, Iowa, and may be inspected by any interested persons.
Any interested persons may appear at said meeting of the City Council for the purpose of making
objections to and comments concerning said plans, specifications, contract or the cost of making said
improvement.
This notice is given by order of the City Council of the City of Iowa City, Iowa and as provided by law.
