STAFF REPORT Planning & Zoning Commission March 13, 1975 SUBJECT: 5-7502. Preliminary plat of Pinecrest Addition, a replat of Lot 14 of Weebers First Addition, located east of Weeber Street; date filed: 3/3/75; 45 -day limitation: 4/17/75. STAFF The subject 16 -lot sub- AI4ALYSIS: division submitted by, Schintler Brothers Construction Company, Inc., consists of 3.92 acres. Encompassing, as proposed,141,605 square feet of lot area and 29,150 square feet of street area, the average lot size of 8,850 square feet per lot is well above the minimum lot size required in the R1B Zone of 6,000 square feet. Property adjacent to the subject addition is zoned and developed accordingly: to the north and to the west across'Weeber Street property is zoned R1B and fully developed, to the east the property is zoned R3A and fully developed, and to the south, the property is zoned R1A and undeveloped. - - -- - The subdivision will have little impact upon the area encompassed within the neighborhood of the Roosevelt School District or upon existing streets which provide access to the addition. Future access to the south, however, is an important consideration although also not necessarily effected by the subject addition as a suggested proposed street layout for the southerly area would illustrate. Since the subject tract is comparatively small and the boundaries are established by existing development on three sides, few alternatives in the designed layout of the subdivision can be - presented. Minor adjustments in the location of the cul de sac street, however, should be-made<to -reduce certain apparent aberrations in conflict with good design standards. The attached suggested layout would eliminate a triple frontage lot and the visible back yard areas of Lots 12, 13 and 16 to Lots 6 through 10. other minor deficiencies include: 1. Lot dimensions. 2. Adequate lot widths at the front yard lines of Lots 3 through 5. 3. A two perr_ent pnr, ibol is crown in t;ho >roni4 secti<)n of the I street. -z- 4. Indication of Lot 14 in the title that the subdivision is of Weebers First Addition. a replat 5. Indication who the owner of the tract is. 6. A signature city. block for later endorsement of the plat by the STAFF RECOMMENDATION: It is the staff's recommen- dation the subject addition be approved when the deficiencies noted above have been rectified. .00, . H - .01 ,23.0 7 tD-Tb U lo i<vo GPJ•aS 5' /
