Garage Placement Standard
There is only one garage placement standard that applies in Single Family Zones.
· In the RS-5 Zone it applies to Detached Single Family Homes on lots less than
70 feet wide.
· In the RS-8 and RS-12 Zones, it applies to Detached Single Family Homes on
lots less than 60 feet wide.
· It applies to Duplexes, Zero Lot Line Dwellings, and Townhouses in any zone
where such homes are allowed.
The garage standard is as follows: (See page 19, paragraph 6 of the recommended draft)
· Garages must be located flush with or recessed behind the front fa(;ade of the
dwelling.
· The length of any street-facing garage wall that is visible from the street may not
exceed 50 percent of the length of the street-facing building fa~;ade, as measured
along the same street frontage. On corner lots, only one street-facing garage wall
must meet this standard.
There are many possible ways to meet the standard. Developers/Builders can meet this
standard any way that they choose.
