Compatibility with the Existing
Neighborhood:
Neighborhood compatibility
concerns were addressed during
2017 code amendment process,
establishing RFC -0 Subdistrict.
Form -based standards will
ensure high quality residential
development.
The maximum height for all
buildings is three stories, with
no bonus height allowances.
Staff requested a traffic study for the
proposed development.
The study determined that the development
would yield an additional 30-40 trips during
both A.M. (7:00 A.M. — 9:00 A.M.) and P.M.
(4:00 P.M. — 6:00 P.M.) peak periods.
Staff does not recommend signalization of
the Benton St. and Orchard St intersection as
a result of this development.
